An 18th Century Tuscan Villa Transformed Into A Boujie Boutique Rental

A villa under the Tuscan sun might be a dream for some, but for Italian-Irish couple Federico (Fede) Riezzo and Louisa Jane Moran, it’s now a reality.

The pandemic was the catalyst for embarking on a long dreamed-of project. After lots of discussions with two New York-based friends, who also invested in the project, they set about finding a property that would suit their idea for a boutique villa rental and moved their life – and their two young sons, Luca Blue, 5 and Marlon, 4 – from Ireland to Italy in 2023.

After landing on the perfect place, a farmhouse built in 1768 which had undergone a major renovation in 2004, near the village of Petrignano del Lago on the border of Tuscany and Umbria, the couple undertook an 18-month project to redesign it.

There was no architect involved, Louisa explains; “We did it all ourselves with a local builder, recommended by a neighbour. Obviously there is a language barrier for me but Fede managed the build, while I designed every room and space.”

“I looked at [Mexican architect] Luis Barragán’s work a lot during the early stages of planning; he was a master of colour and simplicity,” says Louisa.

“We’re inspired by 1960s and ’70s design, and have been scouring flea markets in the area to find interesting furniture. We also had a lot of bespoke pieces made by a local carpenter, metalworker and stonemason, who followed my designs.”

Villa Mamo sleeps 16 people in one main house and two smaller buildings, with large outdoor living areas and a swimming pool. With Fede’s background in hospitality and events, and Louisa’s multi-hyphenate creative career as a fashion designer, artist, visual merchandiser and DJ, the pair want to bring their personal skills to this new venture in a very hands-on fashion. “We don’t want it to feel hotel-y, we want it to feel homely,” says Louisa. “We can offer a bespoke experience, depending on what level of hospitality guests want.”
